Purchasing a newly built home is a very exciting time for individuals and families, as is the feeling of being the first to use the home’s many amenities, including the kitchen and the bathrooms. Southwest Florida has a number of new construction home and communities. When you’re moving into a newly constructed home, the experience is vastly different from moving into a resale home. new construction home come with a plethora of challenges, including constantly changing timelines for the completion of the home, as well as the need to ensure that newly built and easily damaged home surfaces are the first to be protected.

At Moving Mavericks, we have extensive experience working with builders and homeowners in Southwest Florida’s new developments, so we understand how meticulous the process is to move furniture into a home that is still newly constructed. To help you prepare for this exciting transition, we’ve compiled the seven most important things you need to know. For professional moving services that treat your new construction home with respect, contact Moving Mavericks at (239) 722-0000.

1. Be Adaptable With the Closing Date

When purchasing a pre-owned home, the closing date is generally set in stone. With newly built homes, however, closing dates can be less reliable due to things such as ‘weather delays,’ supply chain issues, or permit hold-ups. These delays in construction can set your move-in date back days or even weeks.

The Backup Plan: Develop a backup plan for your storage needs. If your furniture is packed and ready to go, but the builder is still waiting on the Certificate of Occupancy, you’ll need a mover who can store your things temporarily. At Moving Mavericks, we provide storage solutions and can schedule your move closer to the construction completion date.

2. Protecting Those Pristine Floors

When moving into your newly constructed home, the last thing you want to see is scratched hardwood, tile, or plastic. The last thing you want is for a heavy, dirty sofa or dolly to ruin them on day one.

Professional Grade Protection: With high quality construction and floor runners, Moving Mavericks ensures that your new construction home remains in showroom condition. When you call Moving Mavericks, please ask about our floor protection service to guard against scuffs and scratches. For floor protection, call now at (239) 722-0000.

3. Talk to the Site Supervisor

New build communities are construction zones. There are active construction workers, large machines, mud, and other contractors on the road when the moving truck shows up.

Access issues: Is the driveway paved and dry? Let us know in advance if construction trucks are blocking the streets so we can plan how to get our trucks in.

4. Check the Punch List Before We Come

A punch list is made up of small repairs and touches the builder has to complete. It’s easier for builders to fix wall scratches and baseboard chips before your stuff is in the way.

Pre-Move Inspection: Make sure your final walkthrough is no more than 48 hours before the move. If there are big concerns, it may be best to delay the move by a day to make sure the home is ready.

5. Utility Setup May Be Delayed

Just because a home is “new” doesn’t mean the utilities are ready. In some of Southwest Florida’s new construction developments, the setup of new accounts for water, electric, and especially high-speed internet can take longer than in established neighborhoods. Make sure all services are active at least 3 days before move in day.

6. Dust Management

Even if the builder “cleaned” the home, construction dust is incredibly persistent. It settles back into the vents and on the tops of cabinets for weeks after the work is done.

The First Clean: Once the construction crew leaves and before the moving truck arrives, we recommend doing a deep vacuum and wiping down all the surfaces. This way, your new furniture won’t be covered in fine white dust.

7. Irrigation and Landscaping

During closing, Southwest Florida new construction homes often have fresh sod (grass) laid down.

Avoid the Grass: new sod is very fragile and can be easily ruined by heavy trucks and even foot traffic. Our team at Moving Mavericks is careful to stay on the paved surfaces to protect your new lawn and irrigation heads.
